YOUR PERSONALIZED ESTIMATE1 / 2

Let’s start with your home.

Two figures from your property tax bill. About two minutes.

Property information

Optional: finds the 2025 assessed value and estimates non-school taxes using published county rates. Your address is sent to BCPA for this lookup. Other Florida counties: enter figures manually.

Use “assessed value,” before exemptions—not market value or taxable value.

Where do I find this number?

Add the annual ad valorem tax amounts for your county, city, and other non-school taxing districts. Exclude every school district line, non-ad valorem assessments, CDD assessments, and early-payment discounts. Use the gross annual tax amount from the same year as your assessed value.

View estimate assumptions

We use standard homestead exemptions and hold your inferred tax rate constant. Future values are scenarios, not forecasts.

Assessed growth is limited to your selected growth, inflation, or 3%, whichever is lowest. Other exemptions and future local exemption changes are not modeled.
